What is the most reliable way to find the logical equivalent for either.. or.. questions?

 

Either I take metro or I take bus - for this question the answer is  p V q
Either I take metro or I take bus, but not both - p XOR q

Either this marker is red or blue. - p XOR q

 

The first and third questions looks same but hahat is different answers, according to a lecturer I am learning from said that when Either.. or.. is specified the answer is 'OR' unless the question explicitly mentions 'But not both" like in the 2nd question.

So if you guys have better idea about this please share it.
